Pre-Listing Appointment Checklist

Please have the following information prior to our meeting and allow 90 minutes to 2 hours for that meeting. Both husband and wife need to be present. Any information you cannot provide at the time of our meeting would still be very useful to have as soon as you can provide it.

Having this information will make it easier for me to set up a marketing plan should you hire me to be your Realtor, it will help me prepare a Seller’s Net Proceeds sheet and it will provide material for a Home Portfolio that will be displayed in your home.

  • Copy of your TITLE INSURANCE policy. If you don’t have a copy then please provide a copy of your HUD statement, which should show the name of the title insurance company and may show the policy number.

  • Copy of LATEST STATEMENT from your mortgage company showing your current balance and contact information.

  • A copy of your property SURVEY if you have one.

  • A copy of any FLOORPLAN that you might have.

  • A copy of any APPRAISAL that would provide SQUARE FOOTAGE and perhaps a FLOORPLAN.

  • A copy of any HOA Covenants and/or By-Laws. If you don’t have them I can probably get them from your HOA management company’s website or whomever is President of the HOA.

  • Copy of any RECEIPTS for work done on your home of a substantial nature – within the last year.

  • Copy of your any WARRANTIES for any appliances, roof, HVAC or any other equipment that is considered a fixture of the home.

  • A completed “What The Seller Wants” form by both husband and wife.

  • A list of any PERSONAL PROPERTY that you expect to sell with your home, or offer for sell, with your home. Example: a pool table, refrigerator, home theater system or spa.

  • A list of any FIXTURES that you want to take with you. If they are considered fixtures on an Offer To Purchase they will have to be listed as not going with the house.

  • An estimate of what your average monthly utilities are: power, water, trash, gas, etc.
