Be the first to see new listings as soon as they hit the market!
I earned my NC real estate license in 1981 but I only used it for real estate investmenting until 2007 when I joined the firm of Coldwell Banker Howard Perry And Walston. I specialize in dealing with new home buyers, senior citizens, those desiring homes associated with Green Building techniques and those looking to purchase or sell luxury homes. My transactions are primarily in northern Wake County, Wake Forest and Franklin County. Over the last several years I have had around 30 transactions a year split between both listings and buyers, with more buyer clients than listing clients.
Prior to becoming a Realtor my career had been spent helping people market their businesses and now I put that expertise to work helping my listing clients reach the greatest number of people with the strongest message.
I'm also involved with my industry: I'm in my 6th year as a member of the Raleigh Regional Association of Realtors' Board of Directors and I serve as a member of the NC Association of Realtors Board of Directors and I am on the Leading Edge Advisory Committee of the National Association of Realtors. I've also served on many community boards and committees. I was the President of the Realtor Foundation of Wake County for 2018. I am also the Co-Chairman of the Membership Committee of the NC CRS and the 2018 and 2019 chairman of the NC RRC With A Heart campagin. In 2018 I was named the NC CRS of the Year after having been named CRS of the quarter for 1st Quarter 2017.
I trust that if you are looking to buy or sell real estate you will review the many sections of this website. Compare me to other Realtors before making your final decision. I've also worked hard to earn designations and certifications so that I can provide a higher level of service to my clients. They include ABR, CRS, GRI, SRES, SFR, CAPS, CGP, EcoBroker, ePRO, Previews, CLHMS, CMP and by the end of 2019 I will have my certified International Real Estate designation. I am also a CARTUS Certified Relocation Specialist and I work with both USAA and Navy Federal referred buyers and sellers.
I also have an MBA with an emphasis on marketing. Be sure to check out my dozens of client reviews on sites like Yelp, Realtor, Trulia and Zillow.com. And go to the ABOUT tab and select testimonials to watch dozens of video testimonials.
The bottom line is that I love helping people and I would appreciate the opportunity to help anyone with their real estate needs. As a member of the Jim Allen Group since 12/1/2009 and of Coldwell Banker Howard Perry And Walston since 5/1/2007, I promise to take excellent care of you and your family with it comes to residential real estate. .
Tim McBrayer's - Client First Philosophy
In my experience as a North Carolina real estate professional. Integrity, in-depth community & market knowledge, marketing savvy, effective negotiation skills and a high-quality professional network, are all hallmarks of how I work. But I do not contribute to my success to just these ethics. I’ve also found that providing the very best service is essentially the biggest driver in my success as a Realtor Broker. It’s all about putting my clients first. This means keeping myself accessible, being a good listener as well as a good communicator, and responding quickly to your needs.
This “client first” philosophy has always been my approach and it requires me to continually improve my skills and ways of doing business. In addition, I’ve found that the latest technologies are enabling me to do everything I’ve always done, only much more quickly and efficiently. They’ve also helped me to extend the range of services I provide to my clients.
Having lived in North Carolina for over 25 years and in Raleigh for 19 of those I think I know the market pretty well. But I also know that I can’t possibly know everything about it. That’s where having a company like Coldwell Banker/Howard Perry & Walston and a team like The Jim Allen Group behind me insures that I have the tools and support that make it possible for me to find answers and solve problems as a member of the strongest real estate team in the Triangle.
My father used to say that I should “Never Promise What I Can’t Deliver and Always Deliver What I Promise“. That is what I try to adhere to when I am dealing with my clients. I’m going to be forthright about what I can do to help them and then I’m going to deliver what I promised, every time.
So when you decide that you’d like to buy or sell a home in the Raleigh area, I hope you will please Contact Me.

I’ve worked hard to earn special designations/certifications that show I have taken additonal classroom or online instructional courses to become more knowledgable so that I can offer a higher level of professional service. These certifications/designations are as follows:
CRS: Certified Residential Specialist – This is the highest designation you can earn as a residential Realtor. Of the 1.4 million Realtors in the U.S. only 2.4 percent of them have earned this designation. You have to have a minimum number of years of experience, a minimum number of transactions and sales volume and additional in class and on line instruction in order to obtain this designation. I have become involved with the Residential Real Estate Council which is the national organization that awards this designation. I was voted the 2018 NC CRS of the Year and I was the Chairman of the NC RRC With A Heart campaign in 2018 and I am again in 2019.
GRI: Graduate Real Estate Institute – This is another designation that requires several days of classroom instruction and multiple tests to earn. It involves learning about investing, marketing, social media and much more.
CAPS: Certified Aging In Place Specialist – This designation is earned through the National Home Builders Association and involves multiple days of class to learn about everything involved with dealing with those who have age related requirements related to
CGP-Certified Green Professional – This designation is also earned through the National Home Builders Association and certifies me as having taken multiple days of classroom instruction and passed a test regarding Green building techniques and termanology and the importance of using Green products and techniques in the construction process.
ESA: Exceptional Service Associate– This is a special certification that indicates that I offer a higher level of service and attention to the needs of buyers and sellers. It involves a written guarantee and a followup survey sent to all buyers and sellers after a transaction to ask them about the service I provided.
SRES: Senior Real Estate Specialist – This is a special certification that involved additional classroom instruction regarding the special needs of and ways to service senior citizens who are looking to buy and/or sell real estate. It means I have a special understanding the unique needs of and ways to help seniors who require the assitance of a Realtor.
ePRO: This is an multi-hour online course that provided me with infomation on how to use online tools and websites to more effectively search for and sell real estate. From E-mail to Search Engine Optimization this course enabled me to become a more effective and efficient Realtor which means I can provide a higher level of service to my clients.
ECOBroker: This multi-module 12 hour online and course book class is focused on environmental subjects ranging from building techniques, ways to remediate Radon to solar energy options and Energy Star qualification requirements.
ASP: Accredited Staging Professional: This designation means I’ve gone through two days of special staging education to help my sellers make sure their homes look their very best when they go on the market. Staging a home is different from decorating a home. It’s knowing what to take away, what to keep, and where to move items in order to make a seller’s home as appealing as possible to a potential buyer.
ABR: Accredited Buyer Representative: This designation means I have gone through additional training with regards to working with buyers to make sure they are provided with the best possible service so that they find the house that’s right for them, at the best price, on their timetable and with the least number of problems along the way. It also means I’ve had at least a certain number of sales as a buyer’s agent.
Previews: Coldwell Banker Previews Agent: This certification means that I have received special training to list and market luxury properties – those over $500,000. You’ll see a distinctive blue Previews sign on any of my listings that are priced at or above $500K.
SFR: Shortsale, Foreclosure and REO Specialist: This designation was recently created by the National Association of Realtors and the folks who award the ABR designation. It’s an all day class and hours on the web to learn about the special kinds of listings and purchases: what does it take to become one of them, how do you handle them as the Realtor helping a buyer or seller and what can you do to streamline the process to make it as easy as possible for your clients.
