There are many things I can say about the high quality of service I provide to my home seller and home buyer clients, but probably none would be as credible as testimonials from some of my recent clients themselves and people that know me and have work with me in the past.

The following video testimonial is from a couple who hired me to list their home in Wake Forest. They were already building a new home in Morrisville. When they could not get the price they wanted we found a renter for them.

The following letter is from a couple who lived in Youngsville but after moving to the St. Louis area needed help selling their home.

In mid 2011 I showed a listing to a potential buyer and when I gave feedback I received a call from the owner. He was not happy with his Realtor and his two listings were with one of those discount brokers where he could cancel his listing at any time. Back a little over a year ago (April 2010) I met Matt Wood, Misty his wife and their kids. They were trying to sell their home on their own. I brought a buyer by and as I was leaving I told Matt that if he ever decided to use a Realtor I hoped he would call me. He did the next day and by that night I had the listing. It sold in under 40 days. He and Misty already did a testimonial when we closed on that home but this is a video taken a few months after they closed on the purchase of their new home. We searched for a few months to find just the right home and community for them and their family and now they love where they are and were nice enough to do a second video testimonial on 6/30//2011.

My wife and I first met Tim when we were trying to sell our house on our own. We weren’t having much success but less than 40 days after we listed with Tim our house was sold. Tim did everything he said he would do for us and then some. He was very prompt in getting back to us whenever we had a question. When we decided to put our house on the market we met with more than one Realtor, including Tim. But after our meeting with Tim we decided that the combination of the strength of Coldwell Banker HPW and the Jim Allen Group along with the marketing skill and the amount of marketing Tim was going to do for us made it an easy choice to pick Tim and the Jim Allen Group to help us sell our home in Wake Forest.
Tim did a video tour and put it on YouTube and a variety of sites, he had an interactive floor plan on line where potential buyers could place their own furniture over a floor plan of our home as well as take a room by room tour, he set up a website devoted to our home with tons of photos. He created CDs of information that buyers could take with them and he helped us stage the house using his knowledge as an ASP certified Realtor so that it looked it’s very best.
When the average days on market was approaching if not exceeding 100 days, especially in our $475,000+ price range we went under contract in just 25 days. Tim work diligently on our behalf to get the best deal possible. When we were called out of town and could not complete the repairs the weekend before the Monday closing Tim scrambled and in just a few hours had workmen out at our house taking care of the all of the repair items not yet completed. And on the day we was supposed to arrive to pick up the last bit of personal items and could not make it Tim scrambled again to find a mover who could come to the house within a couple of hours and take care of moving all of our items into storage.

He uses all of the latest tools, including social media to make sure any potential buyer is going to know your home is on the market. Many of my clients are not yet sure about when they will be moving to the Triangle or where they want to live when they move here. This was the case with my client MT from outside Phlidelphia. He and his wife are both teachers and want to move away from the cold weather and traffic of up north. So since last summer I've been helping MT and his wife look for jobs and learn more about the Triangle area. MT came to town on Wednesday, 2/16/2011 to do some interviewing and after those meetings were over we spent time in Durham, Cary, Apex. This photo was taken when I took three couples out to dinner to thank them for allowing me to be their buyer's agent and to help them all buy new homes in a neighborhood in Youngsville, NC off Hwy 401 north called Braeburn. This photo was taken outside the restaurant. We all had a great time and now they know each other a lot better. One couple is having a party later this month and they invited the other couples and me to join the fun. I'm looking forward to it.

A few weeks ago I received an email from a young lady thinking about moving to the Raleigh area. She had been contacted by me via my monthly email newsletters to leads I acquire via my advertising in the Original Relocation Guide. I followed up with a phone call to answer her questions. Below is what she sent me as a testimonial and she hasn't even decided to make the move here yet. I appreciate all testimonials but especially from those folks who haven't even hired me yet. If she makes the move here I know I'll have a new customer. That's something to look forward to.

On 12/15 a new family, the Fisks, from Charleston, South Carolina, closed on their new home in Braeburn, a new community of Energy Star homes off Tarbaro Road, which is off Hwy 401N in Youngsville, NC. I had met Paul at an open house about five weeks before and then two weeks after that met his wife Kristin and their three children. They found a lovely home being built by Chadmor Homes and after meeting with the builder, Sammy Fischel, they came to terms and Sammy got busy finishing the house, including some additional features the Fisks wanted. Sammy did a great job and everyone else worked very hard as well to make sure the Fisks could move into their house on their timetable. In August of 2010 I picked up a new listing in Fuquay Varina. One of the sellers, Rob Dyer, was nice enough to write a recommendation which he put on LinkedIn.com even though I hadn't sold his home yet. With his permission I am also putting here because it's one of the nicest recommendations/testimonials I have ever received. Hopefully it goes to the heart of what I mean when I tell my potential buying and selling clients that I do want to become their friends and I do go above and beyond what the usual Realtor will do for his clients. You be the judge.
I've worked with a number of real estate agents over the years, but Tim McBrayer is one of only two that I would recommend. Tim has that knack of making the process of selling a home seem both effortless and meticulously complete. No matter what the reason for selling, he seems to understand that you are selling more than a collection of bricks and lumber with a certain number of heated square feet. So I spent most of a day with them and even took Kim over to the Wake County Public School Systems HR office in Cary so she could get the forms and learn about the application process. I became acquainted with Tim through a local attorney who spoke very highly of Tim and his services. My wife and I had sold a business in Raleigh and were heading out to Denver, CO. Needless to say, we were looking to sell our home quickly. Tim came over to our home and walked us through the entire process. He was extremely thorough with his analysis of the home and learned about our expectations. We discussed the listing price, comparable houses, and timing. He left us a dvd on “pricing your home” and “staging your home” which was very helpful. He also offered a number of references such as house cleaning services (which we used while away).
One of the top reasons for choosing Tim as our realtor was his ability to market the home through multiple avenues. He set up a specific website for our home which included a slide presentation with music. He also took the maximum amount of pictures and posted our house on the top listing sites. When we first met Tim McBrayer, he said that he only promises what he can deliver and he always delivers what he promises. I thought it was a tag line. But, I realize now, after hiring Tim to sell our current home and assist with the purchase of a new home, that it is the code by which Tim lives.
As a fellow professional, I have often remarked on how energized and ethical he approaches his job. He works very, very hard to meet his clients’ realty needs, but then goes that extra mile so the client never feels the bumps in the road.
Tim wasn’t always a real estate agent; his background is in marketing, and it shows. In this difficult economy, Tim really does think “outside the box” to market his listings in a way that actually produce showings.
